Corporate Real Estate - Client Representative
The job posting describes a temporary position as Client Representative in the Corporate Real Estate division at Nomura in London, where the applicant will act as the first point of contact for the Head of Real Estate & Services and identify and manage risks. Tasks
The role of the client representative includes the following tasks:- Primary contact for the Head of Real Estate & Services (EMEA) / Design & Delivery EMEA
- Identifying and highlighting risks (commercial, operational, and reputational) for Nomura's business
- Support in drawing up a business plan and obtaining expenditure approvals
- Management of feasibility studies and option evaluation for design and program
- Preparation of the feasibility scope of works from Nomura's operational perspective
- Collaborate with the project manager to prepare the project brief, including budget and schedule
Design and planning
The role of the client representative includes the following tasks:- Supporting the project management team in preparing the work program
- Support in preparing the scope of services for the relevant design packages
- Supporting contractors in submitting bids, including operational requirements
- Setup of Nomura's internal file systems
Pre-contractual phase
The role of the client representative includes the following tasks:- Support in preparing the bid evaluation report
- Participation in team meetings
- Verification of insurance coverage
- Check with the project manager whether the requirements for early ordering of long-term items have been met.
construction
The role of the client representative includes the following tasks:- Check with the project manager whether contracts have been signed.
- Participation in kick-off and handover meetings
- Consultation with insurers about hot work
- Check with the project manager whether the construction schedule and the H&S plan are available.
Commissioning and handover
The role of the client representative includes the following tasks:- Conducting regular site visits with the project manager and consultants
- Information from the Head of Facilities Management
- Supporting the project manager in preparing status reports for the Head of Real Estate & Services EMEA (monthly)

- Strong knowledge and ability to translate business requirements into actionable and cost-effective solutions
- Developing and maintaining technology solutions that help users, provide automation and efficiency, and promote compliance
- Management of financial targets and budgets and continuous improvement of cost efficiency
Risk management
The role of the client representative includes:- Support in identifying and assessing risks in the project
- Development and monitoring of the effectiveness of operational risk controls in the project
- Support in preparing information and security reports for CRES
